If you are considering letting a property we are always available to discuss your requirements and answer any questions you may have.

All of our full management properties are professionally managed, we will assist you in getting settled in to your new home and regularly contact you to check everything is satisfactory.

All of our managed properties comply fully with Health and Safety regulations, for example, rest assured all gas appliances are serviced and checked annually.

Your bond, which is normally one months rent, will be held in a Government approved client account( THE DEPOSIT PROTECTION SERVICE ).  All bonds will be managed in accordance with the Tenancy Deposit regulations.

We will agree a clear detailed inventory of the condition of the property prior to your occupation, hence avoiding any dispute at the end of the tenancy agreement.

The normal tenancy agreement used will be an Assured Shorthold Tenancy Agreement under Housing Act 1988 ( amended 1996).

We will clearly discuss the terms of the agreement prior to your signing.

To Reserve a Property

To reserve a property we  may require a one-off refundable deposit payment of £75.  If for any reason the letting does not proceed the deposit will be refunded in full.


Rental Payments

Rents are payable in advance each calendar month and we require a standing order to be set up to ensure they are paid in a timely manner, to our bank account for onward transfer to the Landlord.

We require a minimum of two references (we may insist on additional references). One being from your employer and another from your previous Landlord.

We will also undertake a full personal credit check.  All references must be satisfactory before the Tenancy Agreement can be formally completed.


There is no charge for set up administration and referencing costs .

If a reservation fee has been charged it will be refunded on completion of the tenancy agreement.


There are no charges at all for handling the bond ,or giving tenant references on leaving the property or anything else.

If  a new fixed term tenancy agreement is requested by the tenant ,rather than remain on a statutory periodic tenancy the a charge 0f £25 will be levied.
